As time goes on, property market experts now possess a better understanding of how COVID-19 has changed the property market and affected house prices. However, due to the extension of the stamp duty holiday and continuing lockdown measures in the UK, the data may still fluctuate in 2021. 

According to a March 2021 report from property portal Rightmove, the average asking price for a UK property has increased by 0.8% month-on-month and 2.7% year-on-year. They predict house prices will increase by 4% this year and the property market across the UK may experience fewer transactions once the stamp duty cut expires although this may not have a huge effect on the property market as it is likely sales will continue at a steady rate soon after.
