How has Coronavirus affected house prices?

The ease of lockdown restrictions and in-person house viewings resuming has resulted in a small boom in the UK property market, and the government’s stamp duty cut until April 2021 may mean more people will be moving home over the next few months.

Data from HM Revenue and Customs (HMRC) states that during July 70,719 properties were sold in the UK. This shows an increase of 14.5% on June’s numbers but a drop of 27% when compared to the same time last year. However, the stamp duty holiday is beginning to have its effect on the UK property market, and property portals such as Rightmove claim more sales are being agreed now than at any other time over the last decade.

With figures likely to fluctuate, it is arguably too early to judge how COVID-19 will affect the property market and house prices. However, the Land Registry believes that by late October, UK house prices will be back on track after witnessing a 0.2% decrease month-on-month and a 2.6% year-on-year rise for April.

Most predictions concerning UK house prices and sales, expect the property market to take a hit in 2020 but then bounce back and recover in 2021.
